Painting

A paint job that lasts past the first winter

Most of what makes paint last happens before anyone opens a can: scraping, patching, caulking, priming. We help you compare quotes on what they actually include.

What separates good quotes from cheap ones

Two quotes for "paint the house" can describe very different jobs.

Prep work

Scraping, sanding, patching and caulking. Skipping it is how a cheap paint job peels in two years.

Materials and coats

Paint quality and the number of coats make a real difference, especially on sunny south and west walls.

Timing

Exterior painting needs dry weather. Booking ahead for the dry season is common.

How it works with Sanctuary

Three steps, at your pace. You can stop at any point.

  1. 01

    Tell us about your home

Send us a few details about the house and what's bugging you. Photos help. Nothing gets shared without your OK.

  2. 02

    Talk through your options

We go over your options with you, including what each one costs you in time and hassle, and whether it makes sense to wait.

  3. 03

    Meet one vetted partner

When you're ready, and with your permission, we introduce one licensed partner we've checked carefully. They quote, contract and do the work with you directly, and we're still here if questions come up.

Older homes

If your house was built before 1978

A lot of Bay Area homes were. That changes how the work should be done.

Lead-safe work

Homes built before 1978 may have lead-based paint. Contractors working on painted surfaces in these homes generally need EPA lead-safe certification and must follow lead-safe practices.

Repairs show up during prep

Dry rot in trim and siding often appears once scraping starts. Ask how a contractor prices that before work begins.

What's in the quote

Primer, repairs, trim, doors and cleanup can each be in or out. We help you line quotes up so you're comparing the same thing.

Scope and cost depend on your home's size, condition and the work included.

Common questions

Interior or exterior first?

If the outside is peeling or bare in spots, start there. Paint is what keeps water out of the siding.

How do I pick colors?

Paint sample swatches on a few walls and look at them morning and evening. Light changes everything.

Who does the painting?

A C-33 licensed painting contractor from our vetted partners. We introduce one, with your permission.

Do I owe you anything for the conversation?

No. It's free and there's no pressure.
